Member News -- NAI Hanson’s Koch Negotiates Sale..

NAI James E. Hanson, a leading New Jersey based full-service independent commercial real estate firm, announces the sale of a 2,200-square-foot commercial building at 217 Hamburg Turnpike and a 1,200-square-foot two-family home at 219 Hamburg Turnpike in Bloomingdale, N.J. NAI James E. Hanson’s LJ Koch represented the seller Waldo, LLC, in the NAI James E. Hanson exclusive transaction.

Situated on one of Bloomingdale’s busiest thoroughfares, 217 Hamburg Turnpike served as the home of Walker’s Deli for many years. The new owner plans to make significant renovations to the building and reopen the space as a high-end café geared towards better meeting the needs of commuters utilizing Hamburg Turnpike. The new café will feature unique coffee drinks, homemade baked goods, and fresh, made-to-order breakfast and lunch items. Additionally, the new owner will make substantial improvements to the free-standing two-family home at 219 Hamburg Turnpike to generate additional income from apartment leasing at the site.

“Although this was a unique property, we were able to tailor a marketing strategy for the two buildings that attracted a buyer searching for an ideal investment opportunity,” said Koch. “Deals like this highlight how we utilize our market knowledge and experience in northern New Jersey to ensure that our clients are able to receive top dollar for their properties in a competitive marketplace.”
